This garden apartment forms two lower floors of a large semi-detached white-stucco Victorian villa typical of the grand houses in the heart of Belsize Park. Originally a single-family house, it was converted into apartments many decades ago.

Our brief was to prepare the project, obtain planning consent and oversee the building works of converting two lower floors apartments into one split-level apartment, rearranging the floor plans, forming new staircase, structural alterations and upgrades to the building fabric, all new plumbing and electrical services, new floors, doors and windows, all new interior design and fit-out of kitchen, bathroom and bedrooms furniture. The works included front and rear gardens landscaping, and upgrading the existing rear balcony with reinstated cast iron balustrades and new limestone steps.

The old flats conversion meant that all previous building alterations, fittings and finishes needed to be removed to expose the original structure. The building was badly neglected over the past decades, hence considerable restoration and structural repairs works were required before good internal fit-out could progress.

While preparing detail designs for the interiors, the Clients agreed to our proposals of opening up the existing room layouts with large structural openings fitted with folding panelled doors, carefully restoring the existing original building fabric to its original grand Victorian splendour while fitting out all non-original areas with modern-style interiors. This allowed for a flexible open plan within the classic layout framework. The combination of period building details and contemporary furniture and finishes created energising interiors where contrasting interior styles live perfectly well side-by-side complimenting each other, achieving timeless character.

Concealed underneath the classic building fabric are modern electrical and plumbing services, house electronics, comprehensive soundproofing, underfloor heating and many other exponents of modern family living.
